Phase 1

  • Meet and Listen to your Ideas

  • Measure Your House, Pictures & Notes

  • Obtain Site and Property Info from City

  • Survey when necessary for some Additions

  • Draw Layout of Existing Structure

  • Create Design Concepts 2D & 3D

  • Review Concepts with Client (3D Walkthrough)

  • When Final Design is Approved

  • Selections Coordinator Considered:

  • Quality of Finishes Estimated for Bidding

  • Bid Drawings to:

    • Client

    • Engineer

    • Subs

  • Final Bid Prices, If Accepted Project Continues.

Phase 2

  • Permit Plans Started:

  • Collaborate with Contractor for Efficiencies

  • Send Plans To Engineer when required

  • Send to Selections for Specific, Flooring Tile, Counter, Cabinet.

  • Compile Permit Package

  • Submit to City Building Department

  • Permit Amendments

  • Permit Approved & Picked Up

  • Final Working Plans

  • Project Review Meeting

  • Permit & Plan Distribution

  • Selections Finalized.

Additional Expenses to Design Costs:

  • Structural Engineering when required

  • Soils Engineers when required (Steep Slope, Sensitive Lands, Septic)

  • Permit and Inspection Fees

  • Prints/Copies

  • Samples from Suppliers
